A transaction usually starts with a real estate contract. Those contracts are usually prepared by real estate agents. While they know vast amounts about the homes they're showing you, they cannot provide you with legal advice on how to revise a contract that will protect you. Our office will examine that contract to ensure your rights are protected. During this attorney review period, the buyer and seller have three (3) business days to consult with their attorney. It is advisable that you seek review of that contract within that three-day period. While weekends are not included in the three-day review period, we regularly meet with clients on the weekend to ensure the timeliness of our contract review.

Most New Jersey real estate contracts provide for an inspection clause if you are purchasing a residential or commercial property in New Jersey; most of those contracts will include an inspection clause. We will work with you to make sure that you have adequate time for the inspection. Following the inspection, we will work with you to ensure that all negative findings are either corrected or credits obtained.

In New Jersey, all property must be clear of all liens and judgments before closing. All buyers purchasing with a mortgage must have title insurance that protects the lender. Title issues can delay or stop a closing. We address all title issues and deal with the buyer, seller, agents, and lenders/banks.
